Your development, leased and run as one portfolio.
Hand over a completed building and get back a performing asset. One team lets and manages the whole development to a single standard, with one report to its owner. Not a set of separate tenancies scattered across managers.
From handover to full occupancy, coordinated.
When a developer hands us a completed building, we let and manage it as a single coordinated portfolio. One team runs the lease-up, one standard applies to every tenancy, and one report tells you how the asset is performing. The result is faster lease-up, fewer gaps, and a building that performs the way you modelled it.
The same group covers what the building needs along the way: staging through Spaces, carpet cleaning through Carpet Lab, and a sales team when an owner’s plans change.

Three stages, one accountable team.
What developers ask us.
Do you take whole buildings or individual units?
The service is built for whole developments run as one portfolio. Individual properties and smaller portfolios are looked after by our Auckland property management team.
When should we start talking?
Before completion. The letting plan, rent schedule and appraisals are agreed while the building is still going up, so leasing starts the day the code of compliance lands, not weeks after.
Who actually runs it?
Melissa Procter, General Manager of Property Management, and her team. Offshore owners within a development are served by our International Management arm under Jenny Chen, so mixed ownership does not mean mixed service.
What do you need from us to quote?
The address, the unit mix and your timeline. From there you get a letting plan and management proposal for the whole building.
One building. One team.
One report.
Talk to us before completion and day one is already planned.
